I suggest creating a new building theme that includes this asset and see if it works any better. When I load the asset the loading screen mod informs me that props are missing but the house does show up.

Hmm, I wonder why the game won't load them in then?
The load reporter says they're missing, and then in game they don't show up in the theme editor.

The asset doesn’t require the props to work.

I still can't get any of your houses to work. They all say they are missing the XAVE PROP (colour, bush) etc. Apparently the author has deleted them?
