I’m going crazy looking for the wrench. I found everything else normally but the wrench doesn’t seem to exist. Help please

Sometimes if I spot a few cats in an area, I'll go talk to them all before starting a quest, but I guess talking to the cats instead of doing their activity right away is somehow breaking them? I need to fight off 2 monster waves and get rid of Ash's ghosts in the barn, but when I select them, they won't trigger. When I went to the city and had to help people across the street, one of the guys leaped into the ocean before I could even move him after latching on and now he's permanently stuck down in the wa...

so in the second part of the haunted mansion where you have to talk to catspurr he says you need 6 keys but 1 is in the library where you cant get to it without climbing over the books, and the other one is in the attic with no access point so if anyone has any suggestions let me know and thanks...

Last time I played, I started the quest "Vanguard" and ended up dying with 4/5 zombies killed. I took that as a good stopping point to shut it down and go to bed, but now that I fire it back up the next day I appear to be stuck on that same quest with 4/5 zombies killed. I can't see any way to restart the quest and I'm not seeing any zombies left to kill. Am I softlocked or is there any sort of workaround for this?...

On the Steam Store page of the game, it is stated that the game would be available in local co-op mode. However, I have not figured out how to do this. How can I play the game in local coop mode?
