This is a unique building so in the RICO Settings, you have to add "local" to make it commercial.

If you would use it with the "Real Gas Station" mod, then keep it as a unique building and change with Customize It Extended mod the construction cost to 5086 and make available petroleum to fill it up (petroleum is available with Industry DLC).

All the road sign props seem to appear in electricity category, kinda cluttering it. Is there a way to prevent this, like having only the shops, but not the signs as an extra asset?

Really cool but I don't think I recall these on Canadian highways and I have driven across Canada twice and lived around Vancouver and Toronto. Do you know where you have seen these? Maybe I just have missed them.
