Intro
I will try to give you all the informations about each locations in this game, some are personal opinions.
Pretty much 90% of the information here are taken from the wikia, so kudos to the wikia community.

"Requires sweeping" means is to kill threats in order to loot the whole locations.
When doing this, it is preferably better to use a guy with a combat advantage rather than one with the most inventory slots, then come back the 2nd night with a guy with the most slots.
Airport
The Airport is added in the Anniversary Edition.

Inhabitants:
1 Civillian
2 Soldiers

Required tools:
Shovel (3 Rubbles)
Crowbar OR 1 Lockpick

Requires Sweeping? Yes.
BUT... Do not kill the civillian, regardless if you killed soldiers, you WILL inflict sadness. Avoid killing him at all cost.

Trivia:
There is a chance to get time-trapped, caused by a lack of a shovel and jumping down the broken staircase.
Abandoned Cottage
Not to be confused with the Shelled Cottage.

Past inhabitants:
Family with 2 daughters.

Required tools:
Shovel (1 Rubble)
Crowbar OR 2 Lockpicks

Requires Sweeping? No, it's an abandoned location.

Trivia:
There is a note on the 2nd floor that reveals a hidden Broken Pistol and some Weapon Parts buried outside the house.
Brothel
The Brothel is unlocked towards the middle-end of the playthrough.

Inhabitants:
Pyotr (Trader, can be hostile)
4 Thugs
2 Hostages

Required tools:
Crowbar OR 2 Lockpicks
2 Saw Blades

Requires Sweeping? Depends.
If you want to trade, no blood is needed to be spilt.

Trivia:
Female prisoners are being held in a locked door in the basement. If you rescue the prisoners, they will escape and your survivors will receive a morale boost.
However, a bug may appear where if one did not rescue the prisoners during the same night, they cannot be rescued.
Central Square
Central Square is the exact same map as Sniper Junction.

Inhabitants:
4 Traders
2-3 guards in the left building
Couple of Civillians

If one wants to enter the left building then...
Required Tools:
Shovel (2 Rubbles)
Crowbar OR 2 Lockpick
2 Saw Blade

Requires Sweeping? Depends.
If one only wants to trade, just bring some medical supplies.

Trivia:
The 4 traders each specialized in their own distinct type of goods.

City Hospital
When you went here for the 2nd time, the place is shelled.

Inhabitants:
Doctor (Sandu) Jefimow
2 Guards
Couple of Nurses
Couple of Patients

Required tools:
Shovel (2 Rubbles) ONLY for the 2nd visit.
Crowbar OR 3 Lockpick

Requires Sweeping? No, I don't think the risk is worth it if you want to steal here.

Trivia:
Only trade counts as charity. Giving away goods for free doesn't improve the group's mood as it's supposed to.


Construction Site (Soldiers)
The first time you visit this location, with either scenario, the basement is flooded. It will become available on your next visit. There is a grate with 3 piles of loot.

Inhabitants:
2 Soldiers
1 Civillian

Required tools:
Crowbar OR 1 Lockpick
1 Saw blade (1 more on the next visit, total of 2)

Requires Sweeping? Yes.
The soldiers have good loot too.

Trivia:
It is possible to prevent the civilian victim from getting shot by killing the soldiers quickly.
Construction Side (Snipers)
There is a sniper and a spotter at the top of the platform. Gunshots can be heard as the player approaches and climbs the structure. The soldiers are hostile if spotted.

Inhabitants:
2 Soldiers

Required tools:
Shovel (1 Rubble) Not recommended for the sake of inventory slot.
Crowbar OR 2 Lockpick
1 Saw Blade (For 2nd visit after the basement is not flooded)

Requires Sweeping? Yes.

Trivia:
Combat can be avoided by sticking to the lower floors. If revisited on following days, the soldiers will be gone and the scoped assault rifle will be unobtainable.
Decrepit Squat
A homeless man named Grisha begs the player for food. If you don't give him some immediately then he'll follow the player around and relate his unfortunate story.

Inhabitants:
Grisha

Required tools:
Crowbar OR 1 Lockpick
1 Saw Blade

Requires Sweeping? No.

Trivia:
After giving Grisha food, a bug can occur in which he walks to the hidden spot but his dialogue revealing the hidden loot will not appear.
Garage
The Garage is a possible location that is unlocked in the middle of the playthrough.

Inhabitants:
Matey (Trader)
Matey's Father

Required tools:
Crowbar OR 1 Lockpick
1 Saw Blade

Requires Sweeping? Depends.
Personally, I don't recommend stealing from him at all, he can pretty much give you half of his stuff for 2 bandages.

Trivia:
Previously, stashing anything your scavenger received from Matey via trading at any of the piles in the Garage will cause those items to disappear upon your next visit. This bug has been fixed.
Ghost House
The Ghost House is an location added in the Anniversary Edition. It is unlocked early in a playthrough.

Past Inhabitants:
Man

Required tools:
Crowbar OR 1 Lockpick
1 Saw Blade

Requires Sweeping? No, it's an abandoned location.

Trivia:
The Ghost House is similiar to the Shelled Cottage and other early locations, pretty generic for me.
Hotel (Scavenger)
The Hotel is a possible scavenging location. There are three possible scenarios in the this map: Scavenger, Bandits and Trader.

Inhabitants:
Non-hostile Lunatic

Required tools:
Shovel (4 Rubbles)
Crowbar OR 6 Lockpick

Requires Sweeping? No.
Killing the lunatic will inflict sadness.
Though if you still want to kill him, any characters will do with a hatchet.

Trivia:
The lunatic is armed with a shotgun, but will not attack unless provoked.
Hotel (Bandits)
This is a dangerous scenario and your scavenger will be attacked if spotted.

Inhabitants:
3-4 Thugs
1 Prisoner

Required tools:
Shovel (1 Rubble) Not recommend for the sake of inventory slot.
Crowbar OR 3 Lockpick

Requires Sweeping? Yes.

Trivia:
In the instance where 4 thugs are present, two are armed with knives, one with a pistol and the other with a shotgun. When there are three thugs, one of the knife-wileding thugs will not be present.

A bug will occur when even if all of the thugs killed and the prisoner freed, when looting the place, it will count as stealing. (I've personally got this as well)
Hotel (Trader)
on Ciorba is a trader staying in the hotel on the first floor, he wants to spread the word that he is open to trade.

Guards
Couple of civillians

Required tools:
1 Lockpick
1 Saw Blade
OR
Crowbar OR 2 Lockpicks

Requires Sweeping? No.

Trivia:
His exchange rate can be worse than Franko for some goods - such as Weapons. On at least one occasion, it was noted his exchange rate medicine was better than Franko's rate.
Looted Gas Station
The Looted Gas Station is a scavenging location added in Update 1.3 and can be available on the first night.

Inhabitants:
Milosz (Deceased)
Unknown man (2nd Visit)

Required tools:
Shovel (1 Rubble)
Crowbar OR 1 Lockpick
1 Saw Blade

Requires Sweeping? No.
The man will not attack unless provoked in the 2nd visit.

Trivia:
If the player revisits the area, a man can be found attending to a friend's grave in the back of the location, possibly Milosz's grave.
Military Outpost
The military outpost has a lot of Canned Food, Medications, Weapons, and Ammunition and around 7 soldiers with weapons. Clearing out this area of people is a challenging task but if you manage, it is well worth it.

Inhabitants:
Bojan (Trader, can be hostile)
6 other soldiers. (7 Soldiers in total)

Required tools:
Since the location is big, consisting of 1 small outpost and 2 buildings, you are most likely run out of time just sweeping the place. For the first night it is recommended to bring only..

Crowbar OR 1 Lockpick
1 Saw Blade

...and on the second night, you will need...

Crowbar OR 3 Lockpick to loot the basement
2 Saw Blades to gain access the basement

So in total, you will need Crowbar OR 4 Lockpick and 3 Saw Blades to completely loot the place.

Requires Sweeping? Yes.
I do recommend you sweep the place, you will not get any morale penalties.

Trivia:
Go to the Wikia[this-war-of-mine.wikia.com] for strategies on how to sweep the place easily.
Old Town
Essentially a large townhome, Old Town is a location added with the 1.3 Update. It appears to be uninhabited until you scavenge further.

Inhabitants:
Wounded man (Robert Zhigajev)

Required tools:
Shovel (2 Rubbles)
Crowbar OR 2 Lockpicks
1 Saw Blade (2 for Mobile)

Requires Sweeping? No.
Killing the wounded man is discouraged, as it will inflict morale penalty.

Trivia:
Strangely, there's no private properties even though the man lives there.
It's possible to kill the man without suffering moral consequences. Equip a firearm and lure him to the backyard. Hide behind the tank and shoot him as he steps outside. Once he's injured enough he'll stop moving, in which case the sniper will finish him off. Since it's the sniper who killed him and not the survivor, it doesn't count as cold-blooded murder. It is unnecessary to loot his body as it is empty.
Quiet House
The Quiet House is a safe area to scarvenge. It's highly possible to clear the place in one night.

Inhabitants:
Bernard
Jelena

Required tools:
Crowbar OR 2 Lockpick

Requires Sweeping? No.
I don't recommend even coming at this location at all, all containers inside the house are marked private properties.

Trivia:
Merely looting can induce sadness in the looter and has a chance of causing sadness to the other survivors.
Port
The Port is added in the Anniversary Edition.

Inhabitants:
Karel

Karel will offer to smuggle your survivors out of the city using his boat.
Within 3 days, a smuggler will appear at your shelter, offering to take your characters out of the city in exchange for a costly 8 Jewelry.

This will get you a different ending, and grant the achievement "Epilogue: Exodus"

Required tools:
Crowbar OR 2 Lockpicks
1 Saw Blade

Requires Sweeping? No.

Trivia:
Taking from the piles in the locked room counts as stealing and is presumably Karel's room.
Ruined Block of Flats
The Ruined Block of Flats is a possible first location that you will explore.

Past Inhabitants:
-UNKNOWN-

Required tools:
2 Saw Blades

Requires Sweeping? No, It's an abandoned location.

Trivia:
It can be blocked off due to fighting.
Ruined Villa (Soldiers)
There are two possible scenarios here: Soldiers and Couple.

Inhabitants:
3-4 Soldiers

Required tools:
Crowbar OR 4 Lockpick
1 Saw Blade

Requires Sweeping? Yes.
Since deserters are always considered by the survivors as thugs who rob all their supplies from civilians, killing and robbing them does not induce any morale penalty among the group.

Trivia:
Go to the Wikia[this-war-of-mine.wikia.com] for strategy in sweeping the place.
Ruined Villa (Couple)
Second scenario of the Ruined Villa.

Inhabitants:
Emil
Jagoda

Required tools:
Crowbar OR 2 Lockpick

Requires Sweeping? No.
Killing the couple is highly discouraged, as they are both considered as civilians, so killing them will devastate the survivors' morale and affect their endings.

Trivia:
Two notes can be found in the area. According to the notes, Emil is the house's owner and a widower. Jagoda moved in, helped him with his wound and he seemed to have got over his wife's death.
Semi-Detached House (Trader)
This scenario is peaceful (so long as the player does not incite violence and doesn't get caught trespassing). The player enters from the left side of the map.

Inhabitants:
Vanya
2 Armed Men
1 Civillian

Required tools:
Shovel (3 Rubbles)
Crowbar OR 1 Lockpick

When you want to steal...

Crowbar OR 5 Lockpicks

In total, you will need a Shovel, and a Crowbar OR 6 Lockpicks.

Requires Sweeping? No.

Trivia:
Due to either improper coding or simple scripting by the developers, going near the door, or merely 'touching' it to see if it is locked- is a point of no return if you intend to interact with Vanya again.
Semi-Detached House (Girls)
This place has hostile civilians so be cautious. The player enters the map from the right side.

Inhabitants:
Bozena
3 Unarmed women
1 Scavenger

Required tools:
2 Saw Blades

But if you want to steal...
Crowbar OR 2 Lockpicks
1 Saw Blade

So in total, you will need Crowbar OR 2 Lockpicks and 3 Saw Blades.

Requires Sweeping? No.
These girls are all civilians, even Bozena, so killing or stealing from them can inflict sadness.

Trivia:
In the abandoned block, you will find a harmless NPC scavenging.
Shelled Cottage
Again, not to be confused with the Abandoned Cottage.

Trivia:
Shelled Cottage is a possible first location.
Shelled School (Rebels)
The Shelled School is a possible scavenging location. Two scenarios are possible depending on the play-through: Rebels and Homeless.

Inhabitants:
Viktor
5-7 Rebels

Required tools:
Shovel (2 Rubbles)

But if you want to steal...

Crowbar OR 3 Lockpicks

Requires Sweeping? No.

Trivia:
A few rebels can be heard conversing about the morality of stealing. Killing the rebels here counts as murder and thus counts towards the bad ending.
Shelled School (Homeless)
Second scenario of the Shelled School.

Inhabitants:
~6 Homeless Civillians

Required tools:
Shovel (4 Rubbles)
Crowbar OR 1 Lockpick
2 Saw Blades

Requires Sweeping? No.

Trivia:
A hidden loot next to the refrigerator revealed by reading a note on a bed in the basement.
Small Apartement Building (Bandits)
There are two possible scenarios: Bandits and Family.

Inhabitants:
3 Thugs

Required tools:
Crowbar OR 1 Lockpick
2 Saw Blades

Requires Sweeping? Yes.

Trivia:
Two bottles of moonshine can be found in a bathroom on the third floor.
Small Apartement Building (Family)
If the player is spotted by Aleskey anywhere in the house, then he will give a warning then start shooting if the player doesn't leave.

Aleskey
Elderly Couple

Required tools:
Shovel (3 Rubbles)
Crowbar OR 2 Lockpicks

Requires Sweeping? No.
Killing Alsekey gives morale penalty.

Trivia:
Many of the supplies in the house have the "Search" icon instead of "Steal" icon.
Sniper Junction
The middle part of the map is under constant fire by a sniper from a hotel in the background, the sniper is unattackable.

Sniper Junction is the same map as Central Square.

Inhabitants:
1 Civillian
Wounded Man
Baby of the Wounded Man
Off-screen Sniper (Unattackable)

Required tools:
Crowbar OR 1 Lockpick
2 Saw Blades

Requires Sweeping? No.

Trivia:
If the wounded man dies then he drops 3 canned foods and 2 medications. The civilian at the start of the map can drop Raw Food and materials.
St. Mary's Church (Bandits)
There are two possible scenarios: Bandits and Faithful.

Inhabitants:
4-5 Thugs

Required tools:
Shovel (~4 Rubbles)
Crowbar OR 1 Lockpick
2 Saw Blades

Requires Sweeping? Yes.

Trivia:
If you scavenge any items from the shelled building marked 'private property', the game will still think you've stolen from innocents, despite the fact killing all the bandits in the area is considered a 'good' deed, resulting in negative effects to your survivors' morale. This bug appeared in version 1.3 and also appears in Ruined Villa (Soldiers scenario), Hotel (Bandits scenario), and Warehouse.
St. Mary's Church (Faithful)
Priest Olek will be sitting at the back end of the church and will greet the player when approached.

Inhabitants:
Priest Olek
Armed Civillian
Multiple unarmed civillians

Required tools:
Shovel (~5 Rubbles)
2 Saw Blades

But if you want to steal...

2 Saw Blades

In total, you will need a Shovel and 4 Saw Blades

Trivia:

Supermarket (Soldiers)
There are two possible scenarios: Soldiers and Scavengers.

Inhabitants:
1 Soldier
1 Girl

Required tools:
Shovel (~1 Rubble) Not recommend for the sake of inventory slot.
Crowbar OR 2 Lockpicks

Requires Sweeping? Yes.
Killing the soldier will give morale boost.

Trivia:
If the player does not act at all, then the soldier will bring the girl to the end of the supermarket, lock a door behind him and rape her.
Supermarket (Scavengers)
The scavenging group will not turn hostile unless provoked by the player.

Inhabitants:
3 Armed civillians

Required tools:
Crowbar OR 2 Lockpicks

Requires Sweeping? No.

Trivia:
You could fully prevent the scavengers taking loot away by going back to Our Shelter before the scavengers start looting. You will come home empty handed for one day, and on a subsequent visit, the scavengers are gone and you will be able to freely take all the loot with out any dangers.
Warehouse
The Warehouse consists of the main building and a small, shelled structure. It is occupied with 3 armed thugs and is considered very dangerous.

Inhabitants:
3 Bandits

Required tools:
Crowbar OR 2 Lockpicks
2 Saw Blades

Trivia:

its been a while since i play this game. iirc theres a stash of weapon parts in the basement blocked by 2 rubbles

In "Shelled Cottage" marked "Huge amounts of weapons", but I didn't find any. Can help wish that?

I remember I sweeped Military Outpost on Mobile with Shotgun and I do remember when Shotgun was OP as hell, that was one hell of a ride.
