General Epilogue Tips
While there are many epilogues listed in the gallery, many of them are "variants", with small modifications based off of the relationship between characters and which other characters are alive or died. For example, many character epilogues will have a variant depending on whether Ash dies, especially if Ash was NOT in a romantic relationship with that character.

Character Epilogues: Most characters will have a single epilogue automatically unlocked for them if they are alive at the end of the game.

Romantic Epilogues: To unlock romantic epilogues, the pair of characters in question must have max or near max affection and have that affections' pair be the highest among all their other relationships. Also, obviously, both characters must be alive at the end of the game. Note that not all characters have a romantic relationship, but there is one yuri relationship if you are trying to be completionist.

Good Friendship Epilogues: To unlock friendshp epilogues between a pair, those two characters must have greater than starting affection, but not so high as to force a romantic epilogue. Note that the goals for friendship epilogues can shift; for example, if Ash and Isabella are in a relationship, it can be somewhat difficult to maintain Ash and Rebecca's friendship.

Bad Friendship Epilogues: Likewise, in order to break relationships, all you have to do is have them have low affection and both be alive at the end of the game.

Visiting Ash's Grave Epilogues: To unlock these, you must have Ash sacrifice themselves for another character in his death. That character must be alive and must have the highest relationship with Ash when the death occurs. You will know that you unlocked this Epilogue for that character when the sacrifice occurs.

All Alone Epilogues: Out of the main 4 characters (Ash, Zachary, Isabella, and Rebecca) and Marianne, that character must be the sole survivor of that group of 5.

Luke Trapped Epilogues: Luke will automatically achieve one of these when the main 4 characters and Marianne die. The variation will be on Hannah's state; one will be when Hannah is possesed in Ending 1 in her chapter, the others will be either depending on whether Hannah is alive or dead.

Coma Epilogues and Isabella Goes Mad Epilogue: These will occur if Isabella got Ending 3. The variations will depend on which of the main 4 (excluding Isabella) are still alive at the end of the game. If Zachary, Rebecca, and Ash are all dead, you will get the Isabella Goes Mad Epilogue instead.
True Ending, Related Epilogues, and Bad Luke Epilogue 1
In order to see the True Ending, a set of specific characters needs to be alive, a set of specific characters needs to be dead, and you need to make a specific choice in one chapter.

Hints for the Required Choice (for those who want to solve it on their own):

You must make choices such that characters have as much information going into the final chapter as possible.

Hints for Survivors (for those who want to solve it on their own):

1) Other than Luke, there are 3 survivors going into the final chapter. The other 3 must die.

2 There is a horror movie trope where the survivors of an event go on to be inspired to tell the story through some medium. If you pay attention to the skillset of the characters, which characters could have skills that match this?

3) The devs nicknamed this ending as "the cockblock ending" because there is no romantic pairings possible between any of the three survivors.

Solution to Get True Ending.

Choice: During Zach's chapter, when the distorted photos come out, you must show the photos to Ash. This will prompt Zach to meet with the professor to get the required information.

Survivors: The survivors required are Isabella, Rebecca, and Zachary. This means Hannah, Marianne, and Ash must die. Hannah being possessed instead of getting killed may or may not work (when I tried it, it didn't work, but it may be affection related). If you have trouble getting Hannah killed, remember to show Rose the note in Isabella's chapter and do not open the trapdoor in Hannah's route.

During the True Ending Itself: You will be given an extra choice not seen in the other endings. To unlock the True Ending, select Go. Leave. To unlock Luke's missing bad character epilogue 1, select This is not how this story is supposed to end.

Finally, note that there is a variation in the True Endings depending on who Ash has a romantic relationship with when the ending triggers.

I'm only looking at the hints of what to keep in mind to work for the true ending yourself. I have to say, though, I am surprised that [spoiler:keeping only 3 characters alive, while ensuring three die[/spoiler] is part of the key to it. I thought a 100% survival rate was necessary.

It seems like there's something else for Marianne's All Alone ending, since I got that on my first playthrough when only Hannah died ? It seems like Marianne All Alone is her default unless some other condition happens (maybe romance convinces her not to leave? I don't know, I'm still on second playthrough/hunting the memory fragments)
